Flipping Houses Course 101 -Do you want to learn how to FLIP houses and make huge profits? I will break it down and tell you insider information I wish someone told me when I first started.

The wealthiest people in the United States come from investments into real estate. The average net profit on a flip house is 25k-35k but I’ll show you how to make that and more. We’ve made in the 6 figures on several flip homes and so can you with the training I’m willing to share with you.

About us and our experience:

We started our real estate journey back in 2018. My wife and I came from corporate world making decent money. I was a senior sales executive and wife went from law enforcement to Human Resources.

Now, before all of that, we were living check to check eating $1 burgers and never really having money. It was only a dream to have more than a $1000 in the bank account at any given time for emergencies. We always still found a way to pay our bills but our expectations of a life was little to none. We had maxed out credit cards and the list goes on.

When we started out in 2018, we began wholesaling houses and made our first $3000 which at the time felt like a lot of money. We were hooked! Over the next 1.5 yrs, we ended up wholesaling quite a bit and made over 200k that year which was more than our salaries in the corporate world.

We decided at the end of 2019 to flip our 1st house where we made a little over 34k. Again, we felt speechless and were hooked on flipping houses. Since then, we flip sometimes 2 to 4 houses at a time so you do the math. We flip all over Houston and surrounding areas including Galveston, TX. In terms of flipping houses, we’ve done everything from full guts (down to the studs) to cosmetics flips.

  • Get the funding needed to flip with little to no money out of pocket (Lenders) – Here we teach you how to find and compare hard money lenders to get the best rates and points available, private money lenders, and why leveraging your money can take you to new levels. We also go over how to buy a house with little to no money
  • Actual stages of the flip to get it done including finding the contractors – We use our experience to show you how we flip properties in 6 weeks or less, we’ll show you how and where to start on your first flip house, we can show you how to find good quality investor friendly contractors. We tell you what to do and what not to do, what to buy and not to buy
  • Selling your newly renovated house on the market and collecting your check – Here is where you’ll learn the best strategies to sell your flip after it’s been completed. Certain tricks of the trades when selling a house on the market (MLS).

Q & A (questions and answers)

NOWill there be a set time and date of the course? This course is specific and tailored around your schedule. I’m open as long as you can be open and understanding of my schedule. It does however have to be only on weekdays and an occasional weekend if need be but no promises.

YESWill you walk me through my first flip? I’m here to help you in anyway I can so if it’s in the Houston and surrounding areas, I will come out one time to your flip house and tell you what I’d do if I were you. Each trip there after would be a $199 trip charge. In no way shape or form would I be responsible for your flip house but I’ll do what I can by giving you my opinion.

NOIs there a guarantee or my money back? Of course not! I can’t guarantee your success and if anyone tells you they can, they are lying. I can’t guarantee how much time you’re willing to put into flipping houses. What I can promise you is, if you do exactly as I teach and you implement every aspect of the course, that $995 you paid for the course will seem like nothing to you. Another reason is I can’t predict the future or the market of real estate. Did anyone know COVID-19 was coming? NO! If another company is making promises, be very careful about throwing money at them and by the way, you have been warned!

YESWill you partner with me on my first flip? Of course but because of the time and experience I have vs what you have, it will be a 70/30 split of the Final HUD net profit after all supplies, materials, and contractors or any other fees/charges were split 50/50. You’ll have some say in the finishes or final touches but ultimately will be mine based on my experience, budget, and comparable’s in the area. Also a contract will be in place before any money can be put into the deal. You’ll be responsible for any earnest money involved but will be refunded at closing. We split any and all other expenses.

YES & NOCan I use your contractors? This is on a case by case but I prefer you to find and get your own which you will be taught how to find good contractors in the section 4 of the course. You’ll need to build good relationships with your contractors to eventually get better pricing for yourself. I will also go over tips and tricks on relationships with contractors.

YES/MAYBE/NOWill I have to do the work myself or are you teaching the hands off approach? It depends. I personally started out helping and making sure everything was getting done. Because I wanted to be in control and I was broke when I started, I wanted to make sure nothing went wrong.

I do however flip and buy houses sight unseen. I do teach the hands off approach but many of the students I teach are contractors themselves so have at if that’s what you’re into. Other than that, what Ive learned is hire the professional/expert to get it done right the first time. The stress that comes with doing your own work along with time is money all the sudden started making sense.

YESDoes it matter what state I live in and will this course work anywhere in the US? What I’ll be teaching can be used in all 50 states BUT, how you obtain the properties and whether you live in a discloser or non-discloser state may differ. You’ll need MLS access and or someone that can provide you with comps in the area you’re going to be flipping in. Check with your local title company and or consult with a real estate attorney for any other questions you may have. You may have state taxes, capital gains tax, ETC as well but it’s up to you to learn and obtain to get that info.
